Delta is a city in British Columbia, and forms part of Greater Vancouver. Located south of Richmond, it is bordered by the Fraser River to the north, the United States (Point Roberts, Washington) to the south and the city of Surrey to the east. Delta is composed of three distinct communities: Ladner, Tsawwassen, and North Delta.

Macleans Magazine recently ranked Delta as the 59th best place in Canada to live in. It ranked higher than all the lower mainland Vancouver cities with the expectation of West Vancouver. It is also considered one of the best places for retirement and for new Canadians, Delta ranked one of the highest in Canada to establish yourself. One of the main reasons for this is the fact that Delta has great culture and community. It also has great weather and amenities.
Weather
The weather in Delta is fantastic, It remains over 0 Celsius almost every day of the year. It rains about 155 days of the year and there is hardly any snow here. Which is amazing for a Canadian City. It is considered one of the driest cities , and also a mediteranian type of climate eg Mild Winters and cooler Summers.
Amenities
The city also has over 72 doctors offices and 88 doctors per 100,000 people. The population of Delta is approx. 108,455 as of 2021. Delta has a good recreation centre in The North Delta Rec Centre Complex.
Housing
Rent in Delta is approx. $2660 for 2 bedroom according to Zumer.com
One of the cons of Delta is the high real estate prices. Much like all of the lower mainland, the home prices here are not cheap. You are looking at an average price of $1,223,700 for an average home price. The top areas to consider moving to is Sunshine Hills, Royal York then Cantebury Heights. Property taxes are reasonable at $2921 per year on average.
Transportation
Delta doesn’t have the skytrain yet or but it is not too far from the city borders. Most residents would rely on a car for transportation or the bus. It does take about an hour to get to Downtown Vancouver from Delta, especially during rush hour. If you commute from Tsawwassen or Ladney beware of the traffic headaches that the Massey Tunnel creates going into Richmond. Protip: is to carpool and use the HOV Lane if possible. If you have kids going to school, the walking distance maybe a bit far so most parents have to drive their kids to school. The pros for Delta is that it does have many roads, bridges and highways connecting the City to Richmond, Vancouver, Highway 1. The US Border is nearby and in Tsawwassen they have the ferry to take you to Vancouver Island.
Recreation
Delta has many beautiful parks and scenic trails for walking, hiking, biking, in-line skating and horseback riding.
Bird watching is a popular activity in Delta and attracts tourists from around the world. As Delta it is located on the Pacific Flyway, more than five million migratory birds stop in the area every year. The most famous place for watching birds is Boundary Bay.
The shallow waters and sandy bottoms of Boundary Bay also attract windsurfers, skim, kite and paddle boarders.
Burns Bog is a Nature Reserve Park where many people go for walks on the boardwalk, hiking and just a place to relax in tranquillity.
Shopping
If you love shopping, Delta has one of the best malls in Western Canada. It’s Tsawwassen. Mills, located in of course Tsawwassen. It has tons of stores and its an enclosed shopping mall with amazing sales and outlet stores. There is also a Bass Pro shop in there.
Food
Delta is home to some of the best Restaurants in the lower mainland. The ones I really recommend are: Tasty Indian Bistro, Tandoori Flame for Indian food. For Italian, I enjoy Illuminate Restorante, Greek nights are best spent at Traverna Gorgona in Ladner.
Delta Has a Very High Quality of Life
Delta is a great city with good schools, outdoor activities, shopping, great weather and commuting. The residents tend to live there for a long time due to many reasons outlined in this video.
