When you sell a home in British Columbia, the seller typically pays the total real estate commission from the sale proceeds.
That commission is usually shared between two agents:
The listing agent (who represents the seller)
The buyer’s agent (who represents the buyer)
The total commission and how it’s split are not fixed.
They vary by property and are fully negotiable.
A common structure in BC is:
7% on the first $100,000, and
2.5% on the remaining balance
From that total commission, the listing brokerage and the buyer’s brokerage each receive a portion.
